How Frequently Should You Sealcoat Your Asphalt Parking Lot?

Sealcoating is the low-costing option for parking lot paving. If used properly and in a timely manner it can be a good option for you. After an asphalt mix is placed, it must be given enough time to cure. After that, wait for the asphalt oil to dry, before the sealcoat is positioned on top. If you don’t allow oils to settle, they will eventually leak and will ruin your sealcoat prematurely. Time and weather are two factors that has the maximum impact on your asphalt pavement. Choose a contractor who understands parking lot paving the best to get the most effective results.

Factors asphalt sealcoating depends on are:

1. Quality of the sealer

The quality of the pavement sealer has a direct impact on the longevity of a sealcoat application. Durability might be compromised if the sealer is watered down (low solid material).

2. Mix

Sealcoat that is properly mixed typically contains sand and a polymer supplement. The advantages of using sand are:

It provides traction

It delivers safety

Adds durability

3. Coating

Apply two coats of the sealer for good sealcoating results. Make sure the first coat is dry before you apply the second coat. Make sure that the second coat is applied, dried and cured for at least 24 hours before opening the parking lot paving.

4. Amount of sealer used

The number of coats applied is as important as the amount of sealer used per coat. The manufacturer’s recommendations should be followed in terms of coverage and application rate to achieve good results.

5. Daily traffic

Traffic causes corrosion which tends to have an impact on the longevity of seal coated surfaces. Higher traffic means faster wear. A third coat of sealer is highly recommended in such cases.

6. Geography

Places which experience harsh winters have faster sealcoat wear. The factors that affect the durability of the sealer are:

High levels of moisture

Snow plowing

Thaw cycles

Freeze cycles

When to sealcoat?

Resealing your asphalt paving every two to four years is essential. If you reseal it frequently it might cause the coats to wear off early. Sealcoating fills and covers hairline cracks up to 1/8 inch. Blemishes and cracks which are larger than that need to be attended to separately. Asphalt is exposed to water damage due to the cracks and potholes on the surface. Direct heat and snow causes serious damage to your asphalt and parking lot paving.
